MINUTES OF MEETING
FEBRUARY 6, 2003
PRESENT: Chairman Tracy Scott, Dave Colbert, Joanna McIntosh, Skip Lawrence, Harold Arey, Ron Lesieur and Secretary Andrea Deachman
Chairman Scott introduced the Board and asked the members of the Board to review the minutes of January 2, 2003
Motion was made to accept the minutes as written.

DISCUSSION: Dale Vermette
Home Occupation – Custom Furniture
Map 9, Lot 17, Swiggey Brook Road
Mr. Vermette presented a drawing of his property and was informed he would need to do a site review for the business. It was explained to Mr. Vermette that he needed to have a Registered Land Surveyor do a plan for recording purposes and he would need to follow the site review checklist and regulations.
His sign and driveway access, along with lighting were some of the items pointed out to Mr. Vermette.
Mr. Vermette will contact the secretary when ready to proceed.
DISCUSSION: Natalie & Richard Arell
Subdivision
Map 3, Lot 119, Canterbury Road
Mr. Arell presented the Board with plans for a one-lot subdivision. Mr. Arell has requested that the Board waive the survey of the entire lot, and asked if the survey could be down the boundary that is not a stonewall, and the frontage of the property. The Board was in agreement that the requested survey amount would be acceptable.

DISCUSSION: Bruce Luksza
Site Review
Condo Units
Map 9, Lot 19, Swiggey Brook
Mr. Luksza along with his attorney Bob Johnson have requested the specific amount of units to be determined at a later date. Mr. Luksza and Mr. Johnson presented drawings to the Board with 36 condo units with garage underneath and one outside parking place. The Board was in agreement that Town Council needed to review this project and the Zoning.
The secretary will deliver the drawings.
PUBLIC HEARING: FLOOD INSURANCE
Chairman Scott explained that several years ago the town did belong to the National Flood Insurance Program and somehow we were removed from their rolls. The town would not be eligible for any assistance through Federal Emergency Management Agency (FEMA) if we do not belong. A few questions were asked as to types of growth in the area and it is explained in the Floodplain Development Ordinance. There are some restrictions, but over all the area of non-buildable land is minimal, most can be built on with construction for flood zones as stated in the Ordinance.
Motion was made to accept the ordinance.

This is on the Ballot for town vote in March. Copies will be available at the Town Hall, Library and at town meeting.
